Clubhouse Renovation Updates [No Trespassing]

On April 18th, Mr. Larry Zabik, our Owner’s Rep, made a presentation at the HPA BOD meeting on the progress of our renovation. During his presentation, we learned the following.

  • The Clubhouse Renovation is on budget. 
  • After more than 45% of our unit owners paid the special assessment up front, about $6.1 million was collected. 
  • Slightly less than $4 million was paid out so far. That includes $1.5 million from reserves.
  • The Clubhouse Renovation is approximately 25% completed.
  • There are the usual minor issues on a project of this magnitude, but so far, there are no major problems.
  • The Clubhouse Renovation should be completed by the end of this calendar year.
  • In the August 1st update, Zabik made one significant change to his April comments. He changed his estimated date of completion to the end January, 2023. Our excellent GC, Dutch Bliss, also made numerous comments about the progress of the clubhouse renovation. Unfortunately, because of audio issues, we were unable to hear half of what he said. Therefore, we cannot add Dutch’s comments to our update.
    Larry Zabik presented a renovation budget to the residents. However, HPA board member Wayne Goodman stated the numbers in his budget did not add up correctly. Larry Zabik said he would check his budget and provide a response to Wayne.

Here’s a work project update from HPA President Susan Levine:

  • Several storage units will be placed in our parking lot to house construction material which was ordered.
  • 95% of our furnishings have been ordered.
  • The New Elevator shaft has been poured.
  • Framing of the conference room has begun.
  • Framing of the ballroom kitchen has begun.
  • Locker rooms have been completely demolished.
  • Theater: A Hearing Loop system was installed. This is a special sound system used by people with hearing aids. A hearing loop consists of physical loops of cable which are placed around the theater. This system helps you pick up speech and sounds more clearly.  It focuses your hearing aid to pick up sound from the loop system microphone, rather than all noises in the room.
  • The Ramp was completely removed.
  • Gym & Locker rooms: wall tiles are being removed.
  • Staff Offices: framing has been completed.
  • Ballroom Ceiling: framing has been completed.
  • All the A/C units were removed from the clubhouse roof.
  • The roof has been marked for the placement of the new A/C units.
  • The new elevator shaft has been completed.
  • The plumbing for the new ballroom kitchen has begun.
  • Framing of the conference room has been completed
  • Structural steel is being installed in the atrium.
  • Theater entrance framing has started.
  • Theater backstage bathrooms are being demolished.
  • Ballroom drywall framing has started.
  • Gym area west wall has been cut for the new window in the gym.
  • Staff Office electrical installation almost complete.
  • Theater wall coverings have been removed.
  • Gym area, framing for new doors has started.
  • Staff Office A/C roughing has started.
  • Ballroom stage area electrical installation has started.
  • Upper level rooms, skim coating of drywalls has started.
  • Lobby/Atrium thin set (mortar) is being removed from the floors.
  • Lobby Atrium Structural steel framing is complete in this area.
  • Fire retardant is being applied to all the steel beams in the building.
  • Theater electrical fire alarm lines are being set in.
  • Ballroom stage concrete was poured.
  • New elevator shaft was completed to the roof.
  • Lobby extension deck being prepared for concrete pour.
  • New alarm system wiring being installed.
  • Sprinkler System additional heads being installed.
  • Lobby extension concrete was poured.
  • Ballroom restroom’s framing is complete.
  • Locker room internal walls removed.
  • Projection room carpet and ceiling grid removed.
  • Roof skylight was covered with a tarp to help reduce the heat in the building.
  • Lobby extension concrete was poured.

  • Work has now started on the cab of our original elevator.
  • Locker room/Gym wall demolition debris is being removed.
  • The second floor concrete pour has been completed.
  • The reception area framing is done..
  • All the framing is scheduled to be completed by the end of the month.
  • Weather permitting, the removal of the Skylight is scheduled to start in two weeks. The removal will be done in sections.
  • Rough plumbing is completed throughout the building.

  • Concrete was poured for our new Gym floor.
  • Framing for our new upper-level handrails is almost complete.
  • Our new Hurricane Impact windows arrived this week, three weeks early. We are waiting for the doors to arrive.
  • CAFE RENOVATION
    Bathroom inner walls have been demolished.
    Carpet flooring has been removed.
    Wooden cabinets and shelving have been removed from the kitchen.
  • Roof brackets for the skylight joist have been installed.
  • Drywall has started in the lobby.
  • Structural framing has started in the Gym area.
  • Fitness room electrical lines are being installed.
  • Café: All floor and wall moldings have been removed.
  • Café: Framing of the bathrooms has begun
  • Skylight joist installation is underway. 
  • Locker room steel framing has begun. 
  • A/C duct work continues to be installed. 
  • Café: Kitchen electrical outlets are being updated. 
  • Café: New windows are expected to be delivered at the end of the month .
  • Gym -The final steel beam has been set in place and fire retardant will be applied. 
  • Lobby columns have been framed. 
  • Skylight decking has started so the Skylight can start to be removed.
  • New windows continue to be installed.CAFE RENOVATION  
    • The plumbing lines have been completed.
    • The kitchen is being professionally cleaned today. 
    • The roof decking has been installed. 
    • The lobby restrooms are ready for drywall.
    • Gym & Locker room plumbing and electric is underway. CAFE RENOVATION

       

      • The cleaning of the kitchen is finished. This included removing the grease from the walls and the existing equipment.
      • The floors will be acid washed before the new equipment arrives.
      • The painter has started to prep the kitchen walls for painting

    Repairs have finally started. Weather permitting the repairs will be completed early next week.
